We care about the place and the people who stay here — and that makes a difference, especially when something needs sorting or you just want a straight answer.

We've restored this house ourselves. We live here. The original fireplaces, the period tiles, the sash windows — they're all still there. So is the kind of attention to detail a standard hotel rarely has time for.

From a quiet single with patio access to a top-floor suite with a freestanding bath and original fireplace. Book direct — we know the house better than anyone.
The entire top floor. A freestanding bath, separate shower, original Victorian fireplace, and around 430 sq ft of open-plan space with skylights.
Access via two flights of stairs. May not suit guests with limited mobility.

King's Cross St Pancras and Euston are both easy to reach by Tube. From either station you're connected to the rest of London, the country, and the continent.
There's no private parking at the property. Street parking is available nearby — check Camden Council's website for current permit zones.
Camden Market and the Lock are close on foot. The Roundhouse, KOKO, and O2 Forum Kentish Town are all nearby. Regent's Canal is a short walk for a morning run. Primrose Hill is north.

Yes — Wi-Fi is included in all rooms.
Is the garden accessible to all guests?
Yes. The private walled garden is available to all guests, not just those in garden-facing or patio rooms.
Are the rooms en suite?
Two rooms have private ensuites: the Ensuite Double with Patio and the Top-Floor Studio Suite. The other five rooms share bathrooms — shared with no more than two other rooms on the same landing.
Are there televisions in the rooms?
No. Rooms do not have televisions. This is a deliberate choice — the house is designed for a quieter, more restful stay. Guests bring their own devices and Wi-Fi is included throughout.
Is breakfast included?
We don't serve breakfast. There are good cafés and restaurants within a short walk.
Are pets allowed?
We don't accept guest pets at the property. We do have two resident cats.
Is the house step-free?
The house is not step-free. Access involves stairs throughout, and some rooms require additional flights. It may not suit guests with limited mobility.
What is the cancellation policy?
Full payment is taken at the time of booking. Cancellations more than 21 days before arrival are subject to a 15% administration fee. Cancellations within 21 days of arrival are non-refundable. No-shows and early departures are charged in full.
